Gbagada sits at one of Lagos's most enduring residential crossroads — established, well-connected, and increasingly in demand. For this apartment design commission, MAF Design Projects was brought in to develop a scheme that would speak to a discerning tenant while making the most of the available site area and orientation.
The design emphasises clean facade composition: a rhythmic arrangement of balconies and louvred screens that manage solar gain while giving each unit a sense of individual identity within the whole. The ground floor is set back slightly to allow a landscaped arrival sequence, drawing visitors away from the street noise and into a calmer threshold before they enter the building.
Each apartment unit is arranged with efficient circulation at its core — a layout that ensures no space is wasted and that every room has a connection to natural light. Living areas open onto private balconies, and the bedroom-to-bathroom ratio has been carefully balanced for both owner-occupiers and rental use. The overall package was delivered with full 3D visualisation to assist the client through the planning and approval process.
